Carl: it's too early to start looking for housesAlso Carl: I hate having a landlord, we need our own place.(the only reason I am not sleeping off Shingrix #2 right now is I'm waiting for LL to get back from the hardware store with epoxy to seal up a leak in the furnace drain pipe probably caused by the wooder heeder replacement guys getting a little rowdy around it)

Aaaaand we're looking at at least one house tomorrow. Though agent is having trouble with DocuSign which is not an auspicious start.

Waiting on a seller disclosure and then we're (barring anything egregious on the disclosure) making an offer. This has escalated quickly.

Our lease on this place doesn't expire until the end of June (or into July, I forget exactly now) so timing may get a little complicated; we're going to want to redo the only tub/shower before we move in, so we expect *some* two-house time, but it will be interesting to see when they want to close. 😬Landlord wants to redo all the bathrooms here, so that's some leverage for letting us out of the lease: if he isn't actively seeking a new tenant, we don't have to pay rent until he finds one.

*screeching brakes*Disclosure includes a potential foundation issue (a big deal in a ~125yo house). Maybe not a dealbreaker, but we're figuring out how to include contingencies around that in the offer. And is it weird that on an as-is sale, the agents don't get a taste of all the money that gets spent (by buyers) on repairs, but they do on conventional and especially FHA sales, because seller makes repairs and prices the house accordingly?

I dismissed that the front door stuck a little (it's an enclosed former porch, so it's been moved from the original outer wall to this one, don't know when) but now I'm like hmm, is that the foundation shifting? It's way out on the porch and not directly above the cellar walls, so maybe that's not causing the door-stick... but if it is, then the whole porch base is shifting and that is probably not a thing we want to deal with.

@silverseams Rented a late 1800s house once and the first thing I did on moving in was walk around with a plane and shaved down each door until I could swing them closed.

@lordbowlich Right? Agent was like "*nervous laugh* it sticks a little" and I was like "old house, we've been there."None of rest of the doors were problematic but the former front door opening is now just some glass french doors and they were standing open, I didn't try them. That'd be the one over the maybe-problem area of the foundation.

@silverseams@artisan.chat @lordbowlich@hackers.town it isn't all doom and gloom! hinge pins that aren't in all the way can also cause it to hang unevenly. i shat similar bricks until i noticed them and went around my new place hammering them back in. yet another thing to pay attention to when checking out houses :\
