       @mjdigspigs They Know I'm Interested. The Bank is in contact with them daily. The Seller wants 85,000$. I would like to drop that down to 80,000 or 75,000$. Those were the Final Offers i put in.

       If it was appraised for 70,000 then that's all that you can get a loan for. These sellers are being idiots if they think that they can get more...unless it's a cash deal.

       Go on your county auditor's website and put in that address and see what he bought it for. Ask how much money he put into updates/repairs and then you'll know the price he needs to break even.
