I've appraised over 4 decades and serve on my city's Board of Equalization resolving property tax appeals. Where I would NEVER live (besides Murderapolis)? St. Paul. It's not the minorities. Look at the per home property taxes and what you get for what you pay. Crime (many very dangerous neighborhoods), trash and debris everywhere, mostly ramshackle OLD homes and commercial buildings, pot-holed streets, etc. Our capital is a third-world city in the making, and it's getting there quick.

@ScoWer22 So those who could afford to move have and what is left is a mix of poor and just criminals. Seems that some big cities have gone the way of malls. They have slowly been dying due to neglect, high taxes, crime and the population has moved on to other areas.

@RandomDaemon Yes. And it's further & further out-state/rural. We're blessed in MN with many lovely lakes to build/live on for reasonable sums (although prices have skyrocketed out of control for what's within and hour or two of the cities). I saw these trends developing and continuing over the past 20+ years. I didn't like what i paid for my cabin: 6X what it was before I moved to DC for a dozen years. But it's doubled or tripled since then. Plus, seasonal property prices don't crash as hard.

@ScoWer22 Personally I prefer to live away from big cities. I like the peace and quiet of the countryside. I would love to have a cabin with a lake view. Nothing would be better than a snowy day and a fire roaring.
