       Found a gorgeous house to buy and then get informed the fuckwit owners want to do an open home. FMLI don't even want to inspect it 😂I just want to submit an offer now. I already know this gambit.  Once a listing is up and clearly states in liable word: open to offers over a certain amount. It doesn't mean make an offer.  It means let's waste your time thinking you've got a foot in the door with bypassing the whole open home bullshit and waiting months for a result.

       @thebitchisback they're fishing around for the best possible offer because they've locked in something else on a longer time frame and can afford milking the process. this happens a lot with mortgages in the states where there's a realtor that's willing to make a sort of temporary lease agreement in the period between opening the home for potential buyers to make that sort of thing work for them (they get their commission) and the would-be former residents (they get the highest possible rate).problem is this puts buyers in an uncomfortable position. that fucking blows.

       @unlight it's peak silly season here in one of the most desirable locations, Australia wide. The fucked thing about living in paradise, is having to shell out and waste a fuck load of time getting anything to actually happen.  That's most laid back coastal lifestyles that are targeted more for the upper crust of society.  No one here expects anyone to do anything in any fast forn fashion.  It's the complete opposite and that's what I've had enough of already.  I'd hate to be letting/renting as opposed to having the luxury to buy though.  Given what I've seen in the turn of droves of interstate and international landings looking for anything, willing to accept shit property listings on offer and even offer more money than advertised which is illegal in this state.  We've got a complete rental crisis disaster looming, Australia wide and they can't keep blaming the pandemic for it.  Anyone with half a brain knows post covid, is that anyone can work from home, to a point bar tradies and what not. Near most with a shit kicker wifi ready job, can though.  That's fueled the blown out migration of all these shit kickers to interstate migrate and slumdog dollaraire as I call them 😂 try to make it and there's no housing let alone decent infrastructure for the already residing residents. Homes here were built in new housing estates with the sold promise of light rail nearby.  It never eventuated, cause we haven't even duplicated our train lines, let alone have the infrastructure and services to feed new communities with no nearby public transport bar private car or Uber 😂 they literally haven't even built up pedestrian pathways in the estate opposite mine and I purchased here in June 2019 and settled and moved in mid August 2019. Only upside for me is having purchased really cheap stock and keeping it empty and allowing houses to remain in perfect condition and add value to already soaring house prices. Thankfully I got 17 houses and 2 extra lots here when I started and thought I'd maybe come out half a chance to bust with being greedy. I could cash in on the rental crisis. I won't. I'll sell one side stock in the estate and this show house I'm residing in and cash in and run and keep the result to nature in investment.  Most houses fetch weekly rental rates $895-1350 for my size.  I'm glad I kept somewhat smart and invested a shit load at first, to half take a stock loss, yet make an profit on each property by over spending on larger lots and houses for bedroom and bathroom count and can still add pools, undercover outdoor entertaining or fire pits, half court basketball or some useless shit I'd never use yet can sell a house fast.

       @unlight I sold my house to Sri Lankan wife and stuck up Aussie white main breadwinner.  Both work and needed a building and pest report done, then a compliance for my home building insurance coverage.  I knew straightaway they were seeking a mortgage yet had pre-approval for finance to a certain amount.  I find out now still under offer and long ass settlement over 90d at my request that they now need me to co-sign for their home and content insurance quote, ahead of possession takeover next month.  They wanted to settle a day after offer period ends on my terms.  Other people's home and contents insurance has nothing to do with me being the non-binding party to their policy as the date for their quote is after they take possession. Hahahaha 😂I've played the RE game long enough to know all the bylaws and rules and regulations.

       @thebitchisback hold up now, 17??? let me hide in one for a while, I'm a good tenant, promiseI'm sure we can work something outseriously though, pools, courts, etc. really are atrocious wastes of space but they move property pretty quick as you're awareit's the same in Florida, every other house has a pool and the price just skyrockets as a result

       @unlight some lots were key turn inclusion house and land packages only cost me a tiny $315,000 each to max $375,000 and then about $11k each in stamp duty and municipal council rate fees of 4 and half years at about $78k on all 102 lots are unbuilt elevated and largest of all and back national park next to each other, so could be sold as single or double title for neighbouring lot addresses and made almost semi rural in comparison to tiny house and land lots. $6 mil turned into $17mil by mid 2022 and I'm sitting at 21-23mil now before even finalising half the settlement and most listings are 1.3mil and over and only one to go, mine I'm living in settles mid February and I've got 5 left and the 2 super large lots. Each house gets an extra $140-300k each spent for pools and added extras I'll get easy $2.7-3.5m each of the last five houses.

       @unlight pools, garages and big ass fencing with remote gates is the easiest sell here.  Ducting cooling over air-conditioning units and solar hot water and or solar panels.  Solar hot water sells a house faster with a pool to heat it than anything else and considering it's a beach area it's so silly haha 😂 Pools sell houses super fast here, outdoor spas and offer solar anything and ducted heating and cooling and it sells itself.
