@Cosmic well its only been 6 days, so that's a pretty small sample. anyway, with mortgage rates as high as they currently are it isn't surprising, first time buyers are extremely low. that rules out nearly all Z's and most Y's

@Cosmic that's definitely true, they're probably paid off and upward or laterally mobile for cash, so they're likely the vast majority of current buyers. but I think it has very little to do with them suddenly buying everything, rather that nobody else is buying anything

@Cosmic I'm looking forward to retirement in about 2050 at best, so either there will be a lot of dead baby boomer homes hitting the market buy then, or no one will own anything and we'll all be happy. Either way, I'm not worried yet

@Cosmic We own a home. Would like some acreage though. That's going to be harder to accomplish. We live in what most would consider the middle of nowhere but prices are still rising quickly. If I could convince my wife to slum it for a bit until we can build a proper house we could do it, but she's not there yet.
