So, I work with apartment buildings exclusively (just b2b work and no residential stuff) so yah, I have an LLC and insurance and all that. But all it it costs me like $300/month for business overhead and the going rate in commercial is around $65-$85/hr (without materials) so it pays for itself pretty quick. I do turn painting, so when people move out I paint the apartments before the next tenant moves in. It gets super busy in the summer and super slow in the winter - it's nice. If you want to do trade work, painting is easy to learn and hard to mess up. Just download "next door app" and look for people in your area who need painting and start off quoting $65/hr or $50/hr if you want to be the lowest bid. 100 square feet = 1 hr to paint 40 linear feet (trim) = 1 hr to paint. @Tony thank you i actually have a book on how to paint so ill have to keep that for later use. I was considering starting apower washing business cause thats pretty easy too once i get set up. Would you quote longer for exterior vs interior or would you do it the same¿ i actually used to do the same thing at a landscaping/facility maintenance company i worked for. I've done some pressure washing before as well, sometimes I do the sidewalks for properties. I generally charge around $200 for the front and it takes me like an hour, but I have to go and rent a 3500 psi washer and that runs like $50 for the day. For exterior I spray, I used to do residential and frequently did 3 story homes, so for those, I generally quote 50 square feet per hour instead of 100. 100 square feet per hour on ground level, 75 for second level, 50 for third. But to do exterior you need a pressure sprayer (usually like $1500) and like $1000 worth of ladders. Generally a split story normal house, ill charge $3500-$4500 and it takes me like 3 days if I'm by myself or 1-1.5 days if I have a helper. For turn painting, I just do flat rate like $250-$300 for a 1 bed room apartment, but I can do 3-4 of those in a day because you only paint what you need to to make it look good for move-ins. Get a contractor account at your local paint store and you'll get 50-75% off all paint as well. The paint most properties use, I get for around $22/gallon but the retail price is $54/gallon. Obviously I charge my customers retail price and profit off of the paint as well.

For interior, same around 100 square feet per hour, but you need to have drop clothes, tape and plastic, it's an additional cost, however if you are bidding at 100 square feet per hour itll be a wash. It's like $15/job for tape and drop clothes are a one time purchase.
