Can someone explain how home appraisals work? Why does the buy for the lender's due diligence? If the buyer is paying, why not get it before making an offer?

@sentientmortal It’s usually mostly a formality, but it protects you (the buyer) from getting suckered into an awful deal without knowing about it. It also protects your bank from fraud.(There’s a big trial in New York about that right now.)

It feels like I'm paying straight into the lender's pockets for a service that can only hurt me.

@tek protecting the bank was my point. if they want the protection they should pay for it.
