       @graf Truck pricing is what got me into watching all these youtube channels that track this shit.  I couldn't fucking believe used truck pricing on lots.  I was seeing trucks that were years old, with 10k plus miles on them, at near full msrp for a new vehicle.  It's like everyone has gone insane.  And new truck prices are even crazier.  100,000 for a new truck, that's a house.  You're paying for a fucking house on wheels.

       @idea_enjoyer @graf Yeah I was looking at rent prices for the same period of 2019 to 2023 to see what the increase was and it isn't pretty.  Funniest part is the places that saw actual decreases correlate to areas that are overrun with crime and have businesses pulling out creating food deserts and strips of abandoned retail space.  So a city like Portland is seeing a decline because who wants to get firebombed lol while other metro areas shoot upwards.  Unless you wanna move to smalltowns in low density states rental prices are out of control right alongside mortgages.

Property taxes have been getting ridiculous here, I was speaking with a retired extended family member and it's almost unaffordable for him. Well past what he was ever paying for mortgage.And if he doesn't sell (He won't), will his children be able to afford to keep the family home? It's upsetting to think about.        @GatorTime @Jim I just had to ride my bike in the rain to get home, because I leave my car at the charging station. No way to charge at home so i have to use public chargers. Then I'll ride back to pick up my car later in the evening. I am against EV mandates because if all the public chargers are booked all the time I won't be able to get to work anymore lol. If they mandate EVs they better have more chargers in place everywhere first or it's gonna be awful.

       @Jim @graf 10K miles is nothing. Last used truck we bought was at 190,000 miles.It's a big number, but it makes financial sense as long as maintenance costs are under $2,000 a year since you can just buy the bare minimum legal insurance since the car isn't owned by the dealer/bank.

       Tiny houses are popping up all over, and I think it's probably the best of a bad situation. Buddy of mine bought an old school bus and turned it into a temporary place to live until this shit levels off and he can afford to build a house.   It's just as good as most apartments really, and he has some lovely acreage out in the sticks.

       @GatorTime @Jim Actually electric cars probably do better in rural areas because rural people own homes so they can charge overnight every day. You just can't make long trips through rural areas in an EV, but for a normal work commute it would work fine. Whereas in more condensed areas where people live in apartment blocks and condos, there's no way to charge at home. I live in a condo building and there is no way to charge at all, so I rely on public chargers. The advantage of not being in a rural area like me is that we have lots of public chargers, but I have to plan every few days to bring my bike or scooter and drop the car off at a charging station and pick it up later. I don't think EV mandates will drive people away from rural areas.
