@mushroom_soup I warn everyone automatically (text, robocall, and email) when they're late on the 6thIf they haven't gotten back to me by the 20th they're automatically sent to the attorney for eviction

@Monsignor_DickFace @mushroom_soup If they've got legitimate reasons why they're behind we'll work with them, if they're White.But if you're gonna be late, ignore our messages about it, and still not pay by the 20th of the month you're probably gonna be consistently late

@titties5763 @mushroom_soup I've known many people who do that.Evictions are too expensive because, in most places I've got property, they MUST be done by an attorney if a property is held in an LLC(sometimes I get away with representing myself anyway lol)Typical cost is $200-500/eviction just for the attorney + filing fees (~$300/ea) + getting writ (~$80/ea)I'm not trying to kick people out, but rentoids are rentoids for a reason and many of them only pay rent if you remind them, give them late fees, etc

@elftummy @mushroom_soup Yah, I had some rental property at one point. Remodeled one of the units, gave a former addict a chance, three months later he pawned everything of ANY value and had let two homeless people move in and they were literally living with their fucking shopping carts. Just told the guy to get the fuck out of my house lol and he left. Thank god. The guy knew owned 750 units - he didn't give a damn about the cost. He had been doing it for so many years his occupancy and pay on time rate were like 98% all the time because everyone knew if they didn't pay they got evicted immediately.
