       i was talking to parker a week or two ago about buying land in alberta. seriously considering buying woodland and using wood harvested from that to build my own home. i'd only be able to do it during spring/summer due to freeze/thaw cycles but i think i could get it completed in maybe two years on my own. i know there's a lot of people on fedi into this kind of thing, have any of you built a shed or even house from lumber you sourced from your own property? any drawbacks?

       @graf My grandpa used to have a bunch of logs for the bulk of his house. Not sure if he even cured them, but I do remember sap on the walls a lot? He didn't really process them much, not sure whether it was for the rough-hewn look or laziness, but I have vague memories of chipping off the amber colored crusties that weeped out of the joints exposed to enough heat to liquefy some of it.

       @graf Well my family owned about 20 acres of land on a flat part of a mountain. The land was primarily used for timber, which we would harvest every 20 or so years for 30-40k. First of all, since im a burger you would need to familiarize yourself with Leaf rules and regs. Other than that I don't imagine it would be hard. Now onto the building of some kind of domicile. If you plan on harvesting timber for the purpose of building then you have two main options. Either build a log cabin or you can buy and use a chainsaw plank miller. You're going to want to let the wood season for about a year so the locale might need some kind of shed for that. Since you are primarily talking about timber and building with said timber, check what type of timber are already growing on the property before purchasing. Since its Alberta its probably some kind of evergreen. But each type has its own characteristics you ought to familiarize yourself with. If you get lucky and find a place with valuable timber you might just be better off economically to sell the timber to buy what you need. I know in the US you can buy log cabin and other wood houses in kits that can be shipped to a location. Other than that, its just basic stuff like getting a good map with contour lines and figuring out where water is and where water moves on the land. Are there seasonal creeks/springs or ponds? Is the soil rocky? what is the soil Ph? Does the property have a direct access road or is it only accessible through some kind of easement agreement with the land parcel? Who would be the neighbors? What are they like? Again, my knowledge comes from an American perspective however the land my family owns are longitudinally aligned with Alberta (Northern Washington State) so the info about the trees should remain the same.

I like desolution most of the time but I still want to be close enough to socialize and it would push me to get my pilots license and work on planes which is what i wanted to do with my life in the first place

       @graf That's great man. If you do decide to go ahead with it, remember that trees are easiest to fell in the winter months as the wood is less sappy and soft. Since seem to want an actual place to live then you will also need to figure out what the water table is (depth). Call around some well drilling companies and see if you can get a quote or some kind of inspection to find out how much drilling a reliable well could cost. If you get lucky the land might have an artesian well or spring which would make it much easier to get water. Sewage in rural areas would be dealt with in a few ways. 1.) Pit toilets would be the simplest (unless the soil is super rocky). There are also pit style toilets that are more like sheds with holding tanks. typically these use some kind of air blower and wood chips/sawdust to deal with waste. If its able to decompose and desiccate properly then there will be no issue with smell at all and you can just open the side and take it out with a shovel and use for compost or other gardening related purposes. 2.) Septic tank/leach field. More expensive than the previous and somewhat dependent on geography of the land a septic tank might also be a good option. You have to make sure a septic tank has the right mix bacteria to breakdown waste. Additionally septic tanks require pumping out every few years depending on the size of the tank, this can end up being expensive but depends entirely on local factors so I can't offer too much advice on that specifically. There is also the option of a leach field where the septic tank has a series of connected pipes that allow the waste to eventually work its way through the soil and degrade naturally. It involves a fair amount of digging and building with the contours and elevation of the land but can if done properly, require little maintenance.

       I've built a cabin in Ontario, but it just some little off-grid, one-room thing. And if it's out here, it depends where you are. Mountains and north of Calgary you got lodgepole pines, great building material. South and east of Calgary it's aspens, which are worthless as building material.

       @graf Easiest advice, try to learn the skills on someone else's place first.Site selection: Whatever soils are there are the ones you're stuck with. If you plan on growing anything there, you can make it more hospitable, but you can't reasonably change it's composition (sand, silt, clay). Most areas will have a soil charts and topography maps to help you get a general idea. Check how well it drains. If you're on a hill check if there's potential for land slides. Removing trees will increase erosion, try to mitigate it by keeping the ground covered and protected until you can reestablish natural soil retention. Surface water can be a bonus, especially if it's year round. Just make sure you house will not be in a floodplain. Your FEMA equivalent should have maps on estimated 100 and 500 year flood levels.Timber: You'll want to season it for a year or else it'll warp and twist after it's put together. Unless you can kiln dry it yourself (which is how commercial lumber is done). The benefit of doing it yourself is that you have much more control and can pick the best trees for your purposes.General advice: Set a budget for both money and time. It's going to take more of each than you want, especially since you haven't done it before. You'll make mistakes but you'll learn from them. And you may find yourself building a second cabin later.Invest in good tools, and have backups; you don't want one to break and have to go back into town to get a replacement. The time lost adds up fast. You also want to make sure you have the right tools for the job. If there's a repetitive task, having a tool that is ergonomically designed for it will save you time and body ache.

       @graf I have done this in BC, its hard work but satisfying. A modest cabin can be erected in 4-6 months if you have a helper and some modest tooling.

       @graf @Varus @johnbudd1350 I'd like to move to a small town in northern Ontario eventually but I can't go full "innawoods", I'd move somewhere at least large enough to have a Walmart, a Loblaw-group supermarket and a Dollarama within easy walking distance.

       @sasazuka @Varus @johnbudd1350 so i live near bracebridge which is like deadset middle of nowhere. bracebridge has a walmart, bracebridge has a nofrills tier grocer, all of that. but it also has a massive meth problem so. if you dont have a drug issue you'll be fine

       @parker @graf The black means your organic matter is over 3%, which is good but not everything. What I'm referring to is it's non-organic makeup: Clay, Silt and Sand. When you have a balanced amount of each, you have loam, which is the ideal growing medium for most grain and vegetables.If you had all clay, it will drain terribly. You can fix it by trucking in tons of sand and silt, and till it in to balance it out, but that's not cost effective and you'd be better off looking for a new location. The composition determines how well roots can take, and water is retained. Soil microbes and fungi form a symbiotic relationship between them and the plant exchanging nutrients, breaking down chemicals into pieces each can use, and fighting pests. You cannot grow things well without all three in harmony.

       Yeah I've written some papers on soil quality, grown stuff here, and gone through a lot of borehole logs. At least around where I've been, the soil is good stuff
