Has anyone had to repair a chimney that is settling/falling away? Looking at putting a contract on a house but the chimney (two fireplaces in a walk out ranch) has this issue. I need to fix that and then any moisture damage that has happened due to this issue. Am I looking at a $10k fix or a $50k fix?

@SirTenCyprids so it’s a single story chimney? I would think that helps. Is there a drainage issue or was it a poor foundation design or construction that resulted in settling?

@SirTenCyprids I used to do this type of work and it's actually not that bad of a fix. Depending on the situation. You may have to demo down to the sturdy part and re-lay the bricks or brace the chimney and give it a good tuck pointing. Try posting on Craigslist.
