       @feld Best advise ever given to me by my realtor was to not change  a thing and let the buyer ask for a concession if needed. The market was so hot, they didn't ask for any concessions and bought the place and offered to cover $2500 in things to be remediated.

       hah! my realtor considered that at first but then came back and said I really should fix that stuff before showings especially because if it wasn't "move-in ready" we might have trouble due to the difficulty of hiring contractors in the area.Literally had to hire an alcoholic that my realtor used as a last resort because his paint and flooring guys were booked out through the year and nobody else would return my calls/emails haha
