@Gina Here in my area of the US, you've got to come up with first and last month's rent plus a deposit just to move in. Many landlords and apartments have either done away with leases and have gone to a month to month contract or if you will sign a lease, rent costs less. Most contracts have a 30 day eviction timeframe but I think tenants can stretch it out to 90 days before law enforcement removes them. What are the rules like there?

@kev TLDR: bought an apartment a few years ago that I'm renting out until I have to leave my current house. Despite everyone and their mom looking for a place amidst a housing crisis, reactions to my 'seek tenants' ad have varied from sad to insane.

@Tayo here there are no minimums, but one month contracts sound like a huge hassle. I do ask for a one month deposit though, but unless you set the place on fire or live with a family of raccoons you're guaranteed to get it back.

@Gina They're not one month contracts but month to month contracts which can be terminated with 30 days notice by either party. The only reason I'm up on this is because I have adult children who are renting.

@Gina One landlord that I spoke with said he was so tired of dealing people breaking their leases, he finally decided to increase the rent a bit and go month to month actually decreasing his headaches. He's smalltime and leasing a single house. My parents did this in Austin and then again in Oxford, Mississippi. I was closer to both of them then they were when they moved to Florida. Guess who got a phone call whenever something went wrong?

@Tayo Yeah tenants can be a real head ache. I got lucky with the ones that have just left, they were really nice and responsible people. I think the one that is moving in now will also be fine.

@schoentoon It's definitely rude, but I also sort of get it. The housing market here is ruthless. They probably had other viewings and went for one of those.

@Gina Yeah that's just stupid/sad.. But I've even seen this happen with job applications and me sending in my resume π at some point got replies in German while my entire resume is in English and German is not listed as one of the languages I speak.

@frainz I can't speak for @Gina of course, but when I was in college I worked for a property management company who had to go in and clean houses after people moved out. They were mostly in and around the college. I try not to stereotype, but the majority of the houses we went into were utterly trashed. The number of students who took care of the house while they lived in it was far exceeded by those that trashed the house and then moved out.

@mike @frainz @Gina For many years, I lived next to a home that the owners rented to college students. Every spring, the owners had to completely gut out the house like a bomb had gone off inside. Every spring, they'd say, 'never again' ... every fall, new students.
