I am a mortgage closer so what I do is work with the title company to gather all their info and make sure both our side (The Bank) and their side have the same info.  I also must maintain this throughout the sale.

Its much more complicated than that but this is the basics of it.  I do all of this on the computer mostly in email form with folks all around the country.

None of this could be done in person.
